What a cleaning price should include

Most cleaning businesses undercharge because they estimate from the job total instead of building up from costs. A complete price captures every dollar the job must recover before the business earns anything.

  • Property size and type. Total square footage and whether it is a residential home, an apartment, or a commercial space, since cleaning time scales directly with area and traffic type
  • Service level. Standard clean, deep clean, or move-in/move-out, since a deep clean takes two to three times as long as a maintenance visit and carries different supply costs
  • Number of rooms and bathrooms. Bathrooms add consistent time to every visit, and bedrooms multiply the linen and staging work on a make-ready
  • Cleaning supplies cost per visit. The mop pads, trash bags, toilet paper, cleaning products, and any specialty chemicals used per job, tracked separately so markup is applied correctly
  • Crew size and labor time. How many cleaners are on site and the total expected hours, which is the primary cost driver in cleaning
  • Frequency discount. The percentage reduction for recurring weekly or biweekly customers compared to one-time or monthly, since recurring customers reduce booking and re-selling overhead
  • Drive time and vehicle cost. The per-job cost to get there and back, which adds 20 to 30 minutes of unrecoverable time on every stop
